Located in Manhattan’s East Village, The Niko is a 12-story mixed-use, multi-residential building with views of the East River Park and several community gardens. The 114,422 GSF building provides 110 residential units, with 82 designated as market rate and 28 as affordable. The building adheres to a contextual design approach, following prescribed zoning regulations that maintain a consistent base height along Avenue D. Setbacks at the eighth and the 11th floors create intimate garden terraces and lead the gaze upward toward the expansive green roof deck.

Drawing inspiration from surrounding buildings, The Niko’s façade is clad in red brick. A vertical column of charcoal-colored fiber cement rainscreen panels accentuates the verticality of the building. The panels break up the visual continuity of the red brick façade and the building’s massing along Avenue D.

From East 6th Street, the building is designed to appear as a standalone structure, with an entrance scaled down to meet the adjacent lower-level mid-rise buildings. The ground floor combines rainscreen panels and lighting to craft a stylized matrix, concealing the building’s mechanical systems while drawing attention to the residential entrance. Along Avenue D, the building accommodates several commercial spaces, each featuring glass curtain walls framed by robust metal panels. This metal framing design is replicated on the second floor but with reduced proportions, subtly evoking a sense of upward motion.

The building amenities include a residential lobby and lounge, a fitness center, a package room with cold storage, secure bicycle storage, and a roof deck complete with seating areas and a barbecue station.
